Chelsea Courts construction project: Arc. Timilehin Agbeyo speaks on architectural excellence

With extensive experience as a real estate developer, architectural technologist, and civil contractor, Oluwabusuyi Adonis Fakanlu has demonstrated a deep understanding of construction and project execution. Having worked alongside him as a project manager on the Chelsea Courts development at Lekki Peninsula Scheme for Refin Homes Limited, I observed his strong grasp of architectural detailing, time management, and project coordination. His ability to translate architectural principles into functional and aesthetically refined structures highlights his expertise in the field. The ongoing construction of Chelsea Courts has provided valuable professional insights, further underscoring the depth of his technical and strategic approach to architectural development.

The Chelsea Courts construction project was specific in its objectives: vast enough to provide security and warmth; beautiful enough to reflect the beauty of architecture and spatial organization. I watched Fakanlu bring his A-game to the table, following ideas that beat my imagination. He made the project a fusion of classical architecture, and contemporary security, centered on sustainability and long-term value. As a builder and architect, it was easy for him to process architectural proportions and master the variation of building materials. He applied his understanding of load-bearing in structures and material compatibility in the construction, perfectly aligning with the desired blueprint of the clients. The Chelsea Courts now has sprawling 3-floor structures, 4- 4-bedroom terraces, and more still in the process to emerge.

While the challenge of balancing affordability with quality construction surfaced, Fakanlu rose to the occasion and adopted a clever approach to combating the situation. He opted for sustainable design with locally produced yet quality building materials, which are cost-effective. He was thorough enough to select building materials that speak quality for themselves despite being locally produced. The goal here was to create sustainable housing units; this he did by optimizing space and infusing energy-efficient elements in the structures. Even though the project is still ongoing, most of its completed segments were delivered according to set time, bursting through quality standards of livability and durability. Also in this project, he marked his architectural technology expertise by leveraging modern insulation techniques in the building with precast lightweight elements.

Beyond the technical competence of Fakanlu, his project management skills is top-notch. He effortlessly takes over project processes with organization and precision, ensuring that no aspect of construction is lagging. He managed human resources accordingly, which is the most difficult part of any project. This quality gave a smooth edge to our working experience, especially as the project manager.

Problem-solving, a skill not every professional possesses. Even when one might be grounded in the principles of a given field, converting these principles to solutions for contemporary problems is usually difficult. However, for Fakanlu, it’s his superpower. During the construction process, one hurdle encountered was the coordination of logistics for building materials because of the size of the project. To defeat this, Fakanlu not only proactively identified it, but also made sure that there were contingency plans for every situation, which he ensured through proper resource allocation and budget management. This can only be pulled out by a seasoned professional; apparently, Fakanlu falls into that category.

Also commendable were his adaptive project management skills, where the demands of the resilient structure must be balanced with affordability to ensure both efficiency and innovation. Fakanlu still proved beyond doubt that his competence can navigate any kind of challenge by developing adaptive techniques to suit the project’s desired expectations. He integrated prefabrication into the process alongside the use of cost-effective building materials for timely delivery and structural integrity.

Having spent several years in architecture, it still skips me sometimes to put sustainability at the forefront when pitching designs, but Fakanlu made that recurring, making its importance visible. Fakanlu is very invested in ensuring a stable and normalized environment, making sure construction waste doesn’t contribute to the earth’s deterioration. He’s focused on maximizing green building materials; from passive cooling to water-efficient designs, he makes sure it exists.

As a vast professional covering broad areas of climate-responsive architecture, Fakanlu didn’t fail to make the intentional reduction of architectural carbon emissions obvious, from the palatable roofing sheets to strategic window placement and raised foundations, ensuring that the overall building materials are well equipped to withstand Lagos’s tropical climate.

Like every other industry, the construction industry has been recently defaced with corrupt professionals who prioritize their pockets rather than getting the work executed. Amidst this craze, Fakanlu still maintains ethical principles by showing up to clients with utmost transparency, integrity, and passionate commitment. The period of working with him was almost faultless; from the open communication to constant feedback and transparency in all transactions, it just proves how much of a great professional he is. His ability to humbly transfer knowledge and mentor others also counts in contributing to his overall grounded professionalism. On-site, you would always catch him teaching young professionals and artisans; if you don’t look closely, it’s as though he’s the laborer himself.

I am proudly saying that Mr Fakanlu is charting his path to creating a legacy of excellence. He’s moved past being a mere contractor or developer; he’s now a beacon of excellence in architecture and related sectors like real estate and construction development. I’ve tasted this excellence in real time, and I can confidently say Fakanlu is a force to be reckoned with. As a professional, I look forward to witnessing his continued impact on the real estate and construction sectors, and I remain eager for future opportunities to collaborate on groundbreaking projects that redefine excellence in architecture and development.
